Heat-reflective BM colors for unregulated AZ exteriors.

516 exterior-rated Benjamin Moore colors with LRV ≥ 70 — light enough to help an Arizona exterior run cooler in summer. Interior-only colors are left out, since the thermal benefit only matters on a wall the sun hits. LRV measures how much visible light a color reflects: an LRV 75 wall reflects about three-quarters of it, an LRV 35 wall about a third. Visible light is only part of the sun’s heat, so LRV is a guide rather than a heat rating, but lighter walls generally absorb less of that heat too. That shows up as cooler stucco, slower film aging, and less work for the air conditioner in the hottest part of the season.

Compatibility caveat: every color on this page exceeds the LRV caps in Scottsdale’s ESL Overlay (≤ 35), Paradise Valley’s Hillside District (≤ 38), and the Scottsdale Foothills Overlay (≤ 40). Many AZ desert-aesthetic HOAs also restrict body brightness below this range. This list is for properties outside those overlays and HOAs — typical mid-Phoenix and Mesa neighborhoods, custom-built homes on private lots, and commercial properties without aesthetic-review boards.

Verify your property’s overlay status with the City of Scottsdale or Town of Paradise Valley, and your HOA’s palette rules before specifying.
